@Alan Faitel I think doing a movie of each unit and putting it online on youtube is a great idea.

Honestly, I looked at it..and with as much residue around I assumed it was not, thinking, "this would be very wasteful assuming as expensive as I've seen it is in movies."  

Whenever I hear of someone wanting to pay so many months in advance with a wad of cash I think of the movie "Pacific Heights".... not to say there are any sociopaths involved here, but you need to be cautious.

If everyone else gets their $30 back then meh.Keeping the fees from those that fully qualify is akin to going to a movie theater paying to watch a movie and having them roll credits and walk you out, say "thank you" for coming and keeping the ticket price.

Perhaps consider hiring/renting a cop movie car with actors even.

When a tenant pays rent EARLY for six months in a row, I send them movie passes.

I have taken to going over and seeing them for 15-20 minutes, together with a small house warming gift ($20 budget, orchids from Costco are a favorite, as are gift certificates for bookstores and movie tickets).

@Doug Prahst and @Chris Krivanek - that's the wrong movie when this topic comes up.

I wouldn't use Zumper simply based on the fact that the name does not inspire confidence lol.It sounds like a cross between a pajama party and the Bambi movie.

Movies have been made about the subject to further dra­matize it.
