@Eric Tinsley this is why @Travis Sperr advice is spot on a local HML is who one should use.. they know the market the best.plus1. they will keep you from buying a dud n ( because they won't lend on it)2. you build relationships with a local.. not some internet company3. the will keep you from buying a dud I might have repeated myself here but it can't be understated..I can tell you I have saved many a would be borrower heart ache by refusing a deal and then politely pointing out why its not a deal.

Essentially you pay them (plus a 3 percent fee) and they ACH pay your mortgage.

@Jessica SeifertHere are some general considerations:If you want access to bank checks, a debit card and/or the ability to ACH funds out, you will need a bank, credit union etc. rather than a brokerage.

Three evictions in 17 years, rent collection is automatic via ACH, maintenance is always preventive so late night or emergency calls from tenants, etc.I have recently changed to having only one group showing a few weeks after the current tenant gives notice that they are moving out.

We don't want that - we want payment to come out automatically every month.We make it clear in our lease agreement that the stated rent amount is for auto-pay, which can be ACH thru our bank, or electronic payments thru eRentPayment.com.
