It requires the grantor have the intention to pass title immediately, not at some point in the future if circumstances warrant.

I further believe (though would not underwrite to this) that this approach would offer the buyer the potential opportunity at a future date to conceivably subdivide the parcel and sell the main unit and ADU as separate properties.

You are ultimately purchasing a future stream of revenue.You have to take into consideration ROE, Return on effort.
