the challenges with flips  is that there are so many angles to try and cover / consider that it is somewhat like spokes on a wheel… even if you just take it system by system… roof, plumbing, AC, foundation, subfloors, electrical, appliances, septic, materials expenses, holding costs, taxes, etc.  

So I have the impression it can really change depending on who you ask. it's not 90k. whoever says that doesn't know how to build. we just built a 668 sq ft house and it was more than that without the land and no garage below it. no way it's that low. 

Factory built with its potential for less material waste was attractive.

I did demolition for a single family home builder who used to do septic and well and they said they were transitioning everything to public utilities only and we tore down 3 homes they built 15 years ago that were on a ground lease. that was in columbus ohio but I couldn't believe it. your property values will be lower than traditional 

The construction financing is dependent on already owning the lots, so this funding to purchase the lots is the last hurdle.This builder grew up in the business and built homes in Kansas City for 30 years.

The major factors like the roof, furnace, plumbing, electrical upgrades, and foundation repairs are all examples of costly expenses you'll want to inspect before closing the deal.

With 30% down your options are thousands of lenders.Why is it unwarrantable- master policy not enough coverage; low occupancy rate; HOA reserves; cannot be rebuilt or repaired; pending lawsuit in the less than 10 year after built for construction defect; flood zone with no flood policy...?

I have clients that just built a unit there and it is doing great. 

And whats even more impressive is that the numbers include property management built in so its much more passive then managing yourself.
