Every year you are paying at least 8400 more for your property, that is being flushed down the old porcelain bus.

Our Operating Agreement is still being flushed out, but is close to being finished.

@Matt Shields   well they are smarter and richer than me.. so I guess we will see how it all flush's out.I suspect they are counting on the seller who gives up a lot of equity IE what wholesalers try to get.but sellers are getting smarter.Also buyers may ask their agents who the seller is then since its corporate low ball them.. that could work if there is plenty of inventory if inventory remains tight and people need homes then maybe this works for themand they are just basically buying listings.. 

The market is flush with cash and new investors that are willing to spend it.

. - I worked in the finance industry (banking, accounting, & facilitating 1031 exchanges) - He designed and/or helped build a couple churches - We had a rental property for a few years- We built a log home with our own two hands, chainsawing the doors and windows out of the logs we stacked -- He did the plumbing and I did the electrical, so our joke was that when you flipped the light switch the toilet flushed :) - We've usually lived in a bit of a fixer-upper that we could add some value toOur goals are to flip 4 houses a year in the beginning, doing all cash deals, and then begin to hold some properties as rentals in a few years.I feel intimidated when I listen to the podcasts because I don't have the ability to analyze all the options like the hosts and guests do!

Every other month or so on my systems I flush half a jar of Fleischmann's yeast down the toilet to, for lack of a better term, supercharge the bacteria that are already in the system.

But as a parting gift, they had flushed a washcloth down the toilet and backed it up, the place had personal stuff left behind including a futon that we had to get rid of, there were 9 days of water/sewer usage they didn't pay for, and everything had to be cleaned yet again.

Most do it very badly, substituting guess work and cheap materials, hoping to wing it....fake it....till they make it.As far as I'm concerned if you aren't getting to your leads quick enough, you are flushing your lead gen budget for no good reason.

2) the inspector said the sewer was fully obstructed but some toilets do flush so I think it's partial obstruction...and could just be venting.

Good for US in cases where one partner is cash-flush and the other is time-liquid or in which one partner wants to be more passive than not.Alright . . .
