I personally liked the flexibility of selling independently which is easier getting a higher priced and the 30 year term I was able to get individually vs. the 20 year term offered on a commercial loan.

This is basically what I told him I was looking for with a little flexibility. 2-3 year contract, rent approx. 2,200 with approx 10% of that going into an escrow account for purchase of property at the expiration of lease and a 3-4% option fee.
