Not sure why their response wasn't just, 2005 version of rules were rescinded as of x date as they violated 1997 covenants -- shouldn't be that difficult of an explanation if true.

There needs to be something like a tenant dating service.

If you refinance within five years from your closing date, they will waive all lender fees on the refi.

For future projects, we set the closing date much further out to give us a chance to pull permits way before closing.

I don't have a contract sample that I can share, but if I was going to need one, I would work on drafting one. next time you need help with drafting a contact, reach out to a fellow investor friendly agent in your area and ask for help with drafting one. 

Of course, if the lien is filed after we get a prelim but prior to close, we'll pick it up on the date down which would delay the close, but not leave me stuck.

Pay-to-play is somewhat true because when you join a good coaching program, which is an active community, and surround yourself with fellow investors who are actively looking for deals, opportunities will naturally cross your desk.

As the lease end date approaches, someone starts a REMOC (REnewal/Move Out Checklist), and someone works the REMOC depending on the direction the property goes (Lease extension of processing the move-out)...
