I'm still in the study phase of learning about real estate, but am trying to get my ducks in a row.I have 3 months cash saved up just in case of emergencies.So, what would you do?

I have a question as I search for "good deals".I understand that I am looking for deals in which the numbers "make sense" and check as many if not all boxes that you kind folks share on here and I have studied and practiced quite a bit now. 

I have been studying for a while now and I feel I'm ready to start making connections before I get stuck on whether I should pull the trigger or not.

Laws of supply and demand suggest that value should go down, but I don't spend that much time studying MFH so I'm curious to hear everyone's thoughts, particularly those syndicatiors or anyone else who deals in the 100+ units across the country. 

I've been studying up on everything almost to a fault.

I'm doing my best to research comps and study rehab costs as effectively and accurately as possible so i don't waste neither my or the investors time.
