@Bud DwyerPhoenixI live in San Diego and invest in AZ Cash flow is way easier to attain in AZ and you will be able to build equity in multiple properties that way you can shed 1 and exchange up etc... your number look ok !

It is, at best, perhaps a way of networking which one doesn't need to spend ridiculous amounts of money on.One doesn't even get a basic certificate of any skills attained but they DO get lucite trophies with the Renatus logo on them, for whatever that's worth.

It would be very tough to get $200/door/month per $100k of property value.You're saying a $300k property should cash flow $600/month using this formula.Here in my market most properties are $300k+ and they do not cash flow anywhere near that.You would never find a deal if you used this as a rule of thumb or guideline in my area.I'm not saying these numbers aren't attainable elsewhere, just that they aren't in many markets.

Certainly you aren't suggesting that wealthy people rely on others with knowledge comparable to RE gurus, that would be laughable.Comparisons of the wealthy to commoners is a favorite agenda for gurus, plant the seed that such is not only attainable without further education but common and can be accomplished through their services.

As far as the section 8 waiting list opening again...from my understanding, this doesn't actually increase the number of existing vouchers ( though i hope and could be wrong)...but instead will give new people a chance to attain them being that the current wait list is down to less than 800 people....aka, people with vouchers seem to be losing them often.
