There are exemptions to the FHA rules, but don't lie to meet one of them:Relocation (new job outside commuting distance)Increase in family size (number of dependents increases)Vacating a jointly owned property (divorce or break up)Non-occupying co-borrower (you are buying your own place but are a co-borrower)As you can see these reasons are very specific.

You can still get financing through the LLC with adding a co-buyer with stronger credit. 

You should talk to the bank about whether, with your dad as a co-signer, you can use his income to help qualify and reduce the interest rate.

So you'd need to structure it such that your partner was a co-signer on the loan, or you had a business entity together that was applying for the loan, and the partner was bringing the money.You also need to find a great deal for what you're describing to work.
