Once you relet the property, your present tenant will be released from their obligations.The security deposit is not returned to the Tenant until the end of the tenancy  - which, in this case, will be when you re-let the apartment - and then, any deductions for damages, cleaning, utilities, rent arrears, etc. are deducted first.In this situation, I would tell the tenants we will work with them to relet the apartment promptly, but the chances of finding and vetting a qualified tenant in time for July 01, are slim.  

I would also like to add that I have assembled a buyers group and the chances of actually walking away from a great deal is pretty slim.

The chance that your mail gets to the actual owner is very slim as it will probably go through a management company etc.  

If you are just a buyer to them with no other connection then chances are slim.

I'm was a builder so a bit of insider knowledge here but if margins are really slim on a project I have used guys employed by subcontractors (electricians/plumbers/etc.) to do sidework for me at an hourly rate.
