I am considering cleaning up my back unit to a hospitality level, and post as AirBNB for weekends when I am away for additional $$.Just something to consider, I feel this option has given me much more privacy (and options) than a single house would.

In my experience Mello Roos is the devil and high HOAs are a close second I think you might be on the right track with house hacking, you can find some multifamily properties with 2-3 detached houses on a lot, which gives you the privacy of an SFR with the house hacking ability of multi family.

I can't post a picture but I'm not talking baracaded by a nicely trimmed natural privacy fence but instead what looks like overgrown bushes etc where you can still see half the house and the other half is hidden by (what appears to me) as overgrown bushes next to the house.Now I've probably painted a picture where everyone would agree this is not good curb appeal.

@john Anderson - just becasue they are putting out money does not mean they get to invade other people's privacy.... in this case my ex.... and it is not I like to defend ex....it is a principle issue to me...
