Anyone done a house hack by living in a separate guest house?

Hi BP - 

Has anyone started in real estate investing by buying a "house hack" but instead of a small multifamily - bought a property with a SFH plus a separate guest house/casita/studio? There are a few of these types of properties in my market that are a SFH property but there is an additional studio on top of a garage, or small guest house in the back of the house. I am willing to live in the studio while renting out the SFH if the numbers make sense. Would anyone be able to share their experience or opinions on this? Were utilities separately metered for the studio? Any privacy issues/concerns?
