Over the recent years, the real estate market has witnessed a remarkable shift in preferences and trends like everything else, with a growing fascination for minimalist living and sustainable housing solutions, especially with the rise of social media life sharing across platforms like Instagram.

I saw so many ads on Instagram this weekend.. one contradicting the next and all claiming to be the hottest thing.

People want to stay at cool, trendy, Instagram worth places and they will pay more for it if you really nail your design. 

When I started my career in 2007 (pre-financial crisis), the team I was on was targeting advisory groups that work with many family offices, all of whom were seeking real estate investment across asset classes.The biggest reason I think prices are so high and will remain high is because there is an overall housing shortage, there is limited land in areas people want to live in, there is zoning that mitigates the ability to add new supply in any meaningful way, and ultimately, it is the rise of forums like these, Instagram, all the gurus that have platforms now to sell their course to teach others how to make money in real estate.  

Even horizontal runs as young as 50yrs old can be weeping (look for rust bubbled along the bottom of the pipe or the tell tale rusty trail along a basement floor under the pipe).As a general practice, anytime we are renovating near a cast iron stack or drain, we replace it.  

His (or her) instagram is nothing but B.S. motivational sayings and overly caffeinated cheerleader students, with no on the ground actual updates of deals he's working on.
