It’s called enhanced coverage (each insurer may have a different branded name) and the premiums are approximately 20% higher.  

You can scrape the ceilings which leaves a nice texture (and covers some flaws).

Future enhancement I’ll just hope they add I guess...

They're going to tell you just how they feel about your (insert favorite sentence enhancer) marketing tactics.

$54 per sheet for material, delivery, hang, tape, and texture/finish seems cheap to me.

Any tools out there that could automate the listing description?

I've used this several times to enhance my noi because I can use the option money as a hedge against vacancy, repairs, or cap ex. 

Rather than replacing the carpet with hardwood and painting the ceiling panels to make it look more rustic, I could just paint the walls a textured white / grey and add artwork of the Smokey Mountains themed for the winter time: I could then stain the hardwood in the halls white much like this: 

It has a wood grain texture that hides any little dents or scratches.
