I am gathering that borrowing in my LLC using a commercial style 30yr for purchases and refinancing is better as it will enable me to write off the mortgage payments as well as prevent my DTI from rising too high, is it worth the added points and interest in most cases?

I figured if I go ahead and do the leg work now and put together a quick reference list of cost effective items that will enhance the quality of my rental, it will save me time and money later when needing to do the actual renovations/updates.I'm tracking that markets/locations can vary with styles as well as people's personal preferences etc.Does anyone have a list that they wouldn't mind sharing of what particular items have been your go to when updating your units?

Its about the right size / type / condition for the property I would like to find to upgrade from the duplex I sold in 2019,   and from my research,  it is likely that the ownership are getting to the point in their tenure where selling might be on their minds.Given the building's likely income/expense numbers  (I own a nearby, similar style/quality property I can extrapolate from) I can make an educated guess to its value and given that value range I can afford it without excess leverage.
