@Ashley Tarver,Thanks for the question.When you sell a property that you are occupying as a primary residence, unfortunately you are no longer eligible to perform a 1031 exchange.

While this may exempt it from being classified as a rental activity, active participation remains a requirement, necessitating compliance with three tests: spending 500 hours on the property, dedicating at least 100 hours (and more than any other participant), and performing all the necessary work needed.Additionally, long-term viability and consideration of depreciation recapture are important concerns.

The corner is the highest profile space and makes that building look less vacant (if you filled it), plus theatre goers would have to walk by all the other store fronts in order to get to the performing arts theatre and regal so that would add foot traffic.
