Advice needed on what to do.

Hey everyone, new here but have been following bigger pockets for a while. I have a few questions, if anyone can help me. Currently I have two rental properties that I want to pull equity from. My issue is, I have very low interest rates and do not want to refinance and lost those rates. Also, I looked at a 2nd mortgage and HELOCs but my DTI ratio maybe at the maximum. Is there any other options I can use? Anything creative out there, and if so, any contacts I can talk to? Thanks in advance.
