(there are ample tools to find and research properties online without the necessity for travel). -  You need to have established and maintain contacts, agents or even family members in the counties that you have targeted (tampa in your case) so that you have boots on the ground to inspect properties, to confirm your appraisal and to give necessary feedback on the conditions of the property affecting market value before you buy.

I hope to one day be financially independent, so that working a normal job is only an option, not a necessity.

Housing is a necessity and also one of our biggest life style expressions - prices are based on supply and demand, and neither of them has a likelyhood of change, at least not within the next years.

The transition into WFH right now is out of necessity; when necessity passes it becomes leisure, and at the discretion of the companies.

Owning a personal home definitely is a luxury not a necessity.  

If you are advertising the property for sale at 165K to someone who would be flipping the property then by necessity you are selling to them at below the ARV value of the property so that they could make a decent amount also.This would mean that the ARV value of the property should actually be somewhere near 200K-235K for them to properly flip the property as is being suggested.

They make or break your investment and are a necessity, not a luxury, especially for those of us out of state.

I just know I would enjoy the power of knowing that I’m working for passion rather than necessity.
