We don't know how often you fix toilets and how long that takes per incident, what your cash flow is, if you have higher end or lower end rentals, etc.

Most of the time the issues are lack of experience being a new tenant and all.Include a service call charge for each incident in the lease and more than likely they will learn how to figure out their own small problems.

In fact, I know of one incident where one individual was fined by the city for their non-permitted ADU.

When you check other past generations, you saw a much higher incidence for retires to move out into smaller units allowing young families to move in to the house.

@Samson Kay just a quick thought...if the calls are going directly to voicemail, try using a greeting with your name, LLC/company name and also add the option to leave personal info so the caller can be taken off of the mailing list to avoid a reoccurring incident.
