Most of the time the issues are lack of experience being a new tenant and all.Include a service call charge for each incident in the lease and more than likely they will learn how to figure out their own small problems.

@Samson Kay just a quick thought...if the calls are going directly to voicemail, try using a greeting with your name, LLC/company name and also add the option to leave personal info so the caller can be taken off of the mailing list to avoid a reoccurring incident.
