I might be able to cut some out but would it result in a marked improvement at the expense of taking the girls out for ice cream or a pancake house once in a while is the question.

A new hockey team, medical school, NFL team, and growing population have me pretty excited to be here.

If as an investor I can do a few deals a year through the networking I'm already doing, I see it as icing on the cake since I still work in a different field. 

For city imposed requirements, you need to comply, for everything else, they are icing on cakes.

Doesn't seem to be the self-licking-ice cream cone that storage units are but maybe something that the rental fees could continuously pay for the management company, repairs, etc.

While the appreciation/speculation would be great icing on the cake this deal works without it.$90k rehab does sound like a lot for the area but I have it under contract for $87k a door which leaves me plenty of room for rehab.

I do not want to invest on the sole concept of appreciation, but if it comes with the deal than that is the icing on the cake.
