People usually do this process backwards and buy in an LLC and then learn their lender either will not lend to an LLC on the re-fi or requires a seasoning period where the deed is held in your personal names.Overall, this will (should) be an attorney lead process...as you re-finance and move through closing, your attorney will provide guidance based on your needs (or leverage/hire the title attorney)....if you close the re-finance in your personal names, the best solution is to use an attorney to transfer title when you are ready (likely with a warranty deed).Overall, the lower rate will look significantly better for your ROI...especially if you can lock in long-term debt

If you mean "I'm unsure of the current market value" which is what the rest of your post seems to imply, then you need to get clarity on that before writing your offer.If you do offer, make it contingent on financing, so if your re-fi blows up for some reason, you can get out and not lose your deposits.Sales history much older than the last 5 years is useless.
