But, he’s so easy to talk to and he answers my questions, listens to me, asks for my opinion but then gently gives his professional suggestions, it’s just awesome.

If its over $100, break it to them gently, though there is nothing wrong with $100 every couple years, or $50 a year... 

In a grand twist of irony, my Phoenix property actually appreciated more on a percentage basis than my SoCal stuff (bough in 2010 for ~$40k each, sold 2016 for ~$140k each), rents were mostly flat.

I've been coming up with my own twist for marketing for off-market homes:Might not be the most efficient, but rather than pay for a list I've been combing Zillow in target area codes for properties of interest.

We are trying to figure out a strategy to gently raise the rents to bring them up to market.

But with a twist.  

Still rough around the edges but the values and outlook seem legit-- and they meet monthly at twisted fork...
