If the appliances are theirs like the fridge, stove, microwave, and dishwasher - offer to buy them from them and leave them there if they move out for 50-80% of what they paid for them, I would wait until they are going to move though before deciding if you want to buy them or get new appliances - less hassle for you to have to go buy new ones and less hassle for them to have to move them somewhere that already has them. 

Clothes still in the closet, personal belongings in the bedroom end table, a very personalized pantry and fridge, etc.

This way, you know dishwasher, fridge and oven are going to be trouble free for 5 years.Within the counties, Collin, Denton, Tarrant, Dallas and Kaufman, I buy everywhere except for Collin (Plano, where I live).

The fridge dents bother me the most.

Broke the handles the kitchen faucet, put Pennie’s in the garbage disposal, food in the fridge, evidence of 2 fires.

I got a call on Tues that my tenant's fridge see.

It needs an octopus furnace with asbestos to be removed and replaced. new hot water tank, new fridge, new paint, new flooring on one floor. some minor exterior work. 

I love getting stuff on the market place (ex: cabinets, fridges,etc) and giving it, it's 2nd life in a rental, and less pollution!
