There is just not enough diversification in the workforce. 

We call that a diversification exchange and it lets you maximize leverage (affecting equity) while still deferring tax.So the whole takeaway from my grumpy Gus diatribe here is that while the 1031 statute is a little complicated and very rigid there is so much room for you to act strategically that you shouldn't write off the tool because of bad advice from a bad QI.Sorry

@Geordy Rostad makes a good point about being able to use the ROTH funds, however in the name of diversification I wanted to have hands in all of the markets so that if one goes bad the other will "hopefully" be just fine.

If you buy several smaller properties, it gives you a little diversification.

Also market diversification of a real estate portfolio is something to consider, especially if the market you might invest in is on the smaller side.

It's the cleanest city in the world, there are many incentives to living here, government is pushing for diversification in the tech industry,  and it's quite affordable compared to other major Canadian cities.

Diversification is good, but don't think that 10 properties in 10 different markets is better than 10 properties in one market.

I wanted to add that you could see this from a portfolio diversification standpoint, too.

Due diligence  and diversification is my natural modus operandi and for good reason. 

Overall I think its good to invest in multiple options for diversification in case something goes wrong, but real estate will and should be the first priority of all the investments especially when starting out.
