I watched a video/podcast once that showed a tool/site which allowed you to see what amenities the most offered amenities were in any given market/area ranked from highest to least (like A/C, pool, grill, etc).

All other sites it's 100% to save us time and hassle. 

My thoughts on the HELOC are that we could use it to renovate our current properties and use the funds to fix up distressed properties in the future(doing BRRR-like activities) and thinking it could be used as a safety net if needed.Should we be doing this HELOC if we are unable to pay it back in full at a later date.

We would be so grateful for any input, experience, or recommendations from homeowners or agents regarding what would be the preferred choice for 1) attracting rental guests in the short term, 2) retaining value for resale and not looking dated in 10 years, 3) protecting ourselves from accidents.

The other person, I have given a grace period to move out (where they pay $200 /mo. in rent and if all payments are made on time, I give them their rent back by an agreed upon move out date...like cash for keys with more accountability).
