They would have less say in the property but when you go to refinance or sell in most instances they would automatically be set up to get paid off.There are a lot of other creative ways you could probably do this, but these are the first two ideas that come to mind.

My thought would be that if you can get the tenants set up on some sort of automatic payment system that they could cash flow very nicely.

A construction loan typically requires it to be refinanced at the end of the project (unless it automatically converts.The HELOC could be useful because the funds are not tied to any one deal and as you repay it you can re-use the funds.

I created a custom Excel spreadsheet to track all of my expenses.Something else to consider is setting up an automatic utility transfer for when tenants move out rather than manually calling in and putting the utilities back in your name.
