I have been in my house for 1 year this month (Aug. 2016).I have tried use the calculators on here, to see if I could make this property attractive to anyone, while still at the very least breaking even.

The area maybe C or C+ but with those rents, it's sounds like you would be attracting D and F tenants.

It is more attractive to seller finance if they are getting something at the beginning.

Unit rents for $1,500/mo and I prefer to attract higher-end tenants.

Hey,  compared to what is out there nationwide ( many burned out cities with bad weather)  this looks very attractive.

Looks pretty attractive to me.

Meanwhile, A properties get hit with negative rent growth and concessions but don't suffer as bad in terms of turnover, delinquency and evictions because they can attract the good tenants that still have jobs just by lowering the rent and undercutting inferior properties. 

I am worried that I will have to get rid of bamboo which is one of the most attractive features of this house.
