Congrats Josh,  it definitely is addicting.  

I always change locks after buying a property, I don’t want to wonder that the tenant from 5 years ago’s house cleaner’s 18 y/o meth addict son has a key. 

As possible down payment or using him as a first time buyer ( there's a name for it forgot) So Im watching lots of videos about flippjng and wholesale to buyers for homes .I Appreciate any tipsAnd I am moving towards living and breathing this way of life As if A New Addiction staying Focused Learning and relearning !

I have a tenant who has been there over a year and has become addicted to heroine and is causing a lot of problems.  

Over the time this was built, I fell in love with studying rental properties and learning all about them, it's honestly an addiction now.

Once you get the ball rolling in flipping you become addicted to it ;) Good luck.

It is a fun and addicting one when you realize how much potential earnings there are just ripe for the picking.I would suggest investing out of state where your $60k would go a lot further.

One son (S1) decided to occupy the home, has addiction problems, and the home has no electricity or running water.

Of course, I'm somewhat of an excel addict, so I don't mind getting a lot of the data in raw form.
