You also have to actively pursue the leads on FF - it's fairly rare that they come to you directly. 

These have the highest rent to price ratio and have minimal cap ex since they are new.Another option would be to buy a short term rental, but that is going to be more expensive and is more active than long term rentals.

Perhaps what you might consider doing before investing the amount being asked is decide if you want or can assemble a similar list of professionals to help with your activities!

I would suggest clicking on someone who has the most amount of posts or reviews that way you know they are active

I would also look for a PM that was departmentalized with a local team engaged in managing the properties. 

I still have no deals under my belt but I did get experience seeing first hand the "ins and outs" of deal structures working under an active investor. 

Rather than setup LLCs for each property and deal with the added expenses and book keeping,  we just file them on schedule E and I have a butt load of liability coverage.If I keep them,  I might want to restructure as part of the refinancing to reduce my exposure and maybe even set them up so the kids could take over without having to be actively involved. 

Gather some market data- look for local market reports and engage a commercial real estate broker who can provide some great market insights.
