My plan was to head to PEI and rehab two triplexes but that plan was scrapped for the position with the Edmonton agent.From what I can see, property prices in Edmonton are quite high to perform a BRRR (compared to say, Brantford or PEI) and I’m not sure if I’m ready to allocate all of our available resources to a single BRRR (assuming we can’t secure financing up front or upon refi.)We‘ve been preapproved for a $500K CMHC mortgage secured through a co-signer.

I will hang a CO alarm to alert residents. 

Find someone to help you buy something, car, house whatever, and put you as a "co-borrower" on the loan.

@Ryan Blake @Jonathan Taylor Smith Totally understandable, No one wants to waste their time running numbers that might not come to fruition, I am currently brokering Hard Money Loans with Lima One Capital and Icon Realty Capital and both told me they needed the investor to have the property under contract before I submit the deals over, and then I have a co-worker of mine experienced RE investor telling me that they don't need to have the property under contract lol 

I really like the idea of adding in a co-working space and a bike share program. 

You may want to find a co-borrower with better credit if your credit is that low. 

Make sure the seller will help you get a CO.

The people you rent to will be more so classified as "Lodgers." in a co-living situation.The Rental license is not "strictly enforced" right now but new laws are in place and enforcement will start heating up. 

I’ll have a passenger side view of the road and will be able to ask questions, but I don’t think I would want to be a co-pilot.
