You've got to be careful to mitigate rain and snow in these window wells, because they will tend to allow moisture to migrate into your basement.

I do fix and flip but always use solid wood cabinets, boxes and doors, as they present better, aren’t affected by humidity as much and can take a beating.In any case, for fix and hold, I’d want a solid wood cabinet so they last longer and won’t require replacing as often, especially here in Florida where moisture tends to find a way to destroy things.

The fan will pull air out of the attic, which will pull the cold air out of the apartment (it will be leaking everywhere ie doors, windows, wall outlets, pipe penetrations, etc ) and pull more warm air back inside to make up for it.

Per the inspector, this can allow moisture to enter the SE wire and corrode the meter bases and/or the main panels.

Keep in mind though, that celing penetrations (e.g., lights) allow for sound to pass through and if there are recessed lights, be careful about surrounding them with insulation if they are not IC (insulation contact) rated.Have you considered upgrading the ceiling tiles with enhanced acoustical properties?
