I would expand this not only to include regular rental properties, but  vacation rental homes, condo's, Air BnB's, etc  Start of with simple upgrades like key-less entry, smart thermostats, security system and moisture(water link) control. 

You've got to be careful to mitigate rain and snow in these window wells, because they will tend to allow moisture to migrate into your basement.

I'm from Florida which is obviously very humid so even the slightest moisture exposure can trigger mold growth. 

The only thing to note about this is that it has to be installed with the correct glue and no moisture.

More importantly in a bathroom you want to seal the drywall well so that moisture can't get at it.

I do fix and flip but always use solid wood cabinets, boxes and doors, as they present better, aren’t affected by humidity as much and can take a beating.In any case, for fix and hold, I’d want a solid wood cabinet so they last longer and won’t require replacing as often, especially here in Florida where moisture tends to find a way to destroy things.

The fan will pull air out of the attic, which will pull the cold air out of the apartment (it will be leaking everywhere ie doors, windows, wall outlets, pipe penetrations, etc ) and pull more warm air back inside to make up for it.

Per the inspector, this can allow moisture to enter the SE wire and corrode the meter bases and/or the main panels.

Are you in favor of penetrating your existing roof to accomodate the necessary mounting brackets?

Keep in mind though, that celing penetrations (e.g., lights) allow for sound to pass through and if there are recessed lights, be careful about surrounding them with insulation if they are not IC (insulation contact) rated.Have you considered upgrading the ceiling tiles with enhanced acoustical properties?
