Single family homes are the most liquid, and small multifamily properties should have a better yield. 

Then you can consider researching and finding something that meets your needs better. 

I would contend, however, that it’s better to have no tenant than deal with one who’s a credit risk.

At 100k you are probably better off in a 1031 or just paying the tax.
