In Philadelphia particularly Germantown and Society Hill there are historical properties both SFR & MFR.

I know this won't be a popular idea for those who believe in buying American made, but China has some awesome products for rehabbers that could be obtained at a fraction of the costs that we pay here in the US (especially helpful with higher end products, slab granite, ect....) but they require volume purchases and logistics might be a nightmare.

@Bill GulleyWell, it's been almost 10 years since American Homes 4 Rent (AH4R), in December 2012, burst onto the scene in Raleigh and started buying dozens (and ultimately hundreds) of properties a month. 

I was going to call the humane society but the tenant came and picked him up that night.But this cleaning company did a tremendous job.

This will be the biggest driver of change since the Internet.This will eliminate the #1 killer of Americans ages 4-34.Very few will own cars as the nearest car will pick them up cheaply and drop them off at the door of their destination.Goods will be shipped for almost nothing.

More and more it becomes evident that one of the biggest problems in our society is the mentality of “something for nothing.”

After a while Americans need a new car.

Most Americans live from check to check.
