Figure if its super nice youll get Maybe 1400+ with a 4 bed voucher. 

However, she couldn’t explain to me why the website, email and emergency phone numbers were and still are not working.So today I had talk to my tenant, and looks like I am going to sign a lease with her and manage this property myself, this is my only rental property and its only 40 miles away so hopefully won't be too bad.Part of her rent comes from the Section 8 voucher so I am in the proccess of working with MBQ Maryland to transfer it over to my name.Hopefully I can get the deposit, Dec rent and Jan rent back from the PM...

The other unit is on a partial Sec 8 voucher,  with only $80 coming from the voucher and the rest being covered by the tenant. 

Assuming this is voucher based section 8 where it follows the tenant, couldn’t you just advertise the unit on both section 8 as well as normal rental listing sites?

For instance, before I raise the rent, I they have to approve it even though it is not coming from their voucher, the tenant is paying the difference.

The housing voucher program is federal (section 8)...it's basically the same everywhere with minor differences...the local metro housing authority (MHA) controls vouchers.

She clearly planned this out,k owing she was going to give her 30 notice, in addition to the fact that she will no longer be needing the section 8 voucher as she is moving in a nursing home.

A pro to dealing with vouchers is that the rental payment is guaranteed and likely to be timely each month.

I also had a woman call and ask me if I accepted a specific rental voucher and I stated I’m not aware of that voucher.
