Your biggest concern should be market saturation.

The rental market is saturated right now and likely will not stabilize for another year or 2. 

The Orlando vacation home market is very saturated so picking the right location is so important to be successful in this competitive environment. 

The STR market here has definitely become saturated, but between graduations, downtown Beaufort, Hunting Island, Pt Royal marina development, and all the other attractions in the area the demand is still there.

I'm proud of Tulsa...I'd say, in many ways Tulsa is behind which is my personal preference as I feel like opportunity is still here and not saturated or overpriced. 

Let's not forget there's 9 million people living here and about more investors and rookie investors saturating the market here making it hard to find a good deal.

From what I've seen it's really hard to touch a single family home or duplex in this area for under $250K (at least in decent condition), and the condo market seems a bit saturated to me.  

In my area, the supply side for lower end homes is much more saturated than higher end properties which makes it easier for me to find tenants.

Some markets have a lot of saturation, and some markets are seasonal.

Not interested in trying to maneuver the saturated Florida market.
