My response to this post is purely to provoke thoughts about things that may have been overlooked.

Aside from purely objective factors, Denton is a really cool town that reminds me of a mini-Austin before it became so big.

Some of these were rentals, some were pure flips. 

Correct, but principle & interest can be shown as Other Expenses and reduces net profits.2) Be aware that purely passive income PnL does not carry back to the 1040: it is self contained on the Sch E form. 

Anything after 28 months is pure profit. 

I'd like to, but I'm afraid this incident with Nationwide, which, by the way, comes complete with a threat to cancel on purely trumped up grounds, will blackball me for anything but really high rates.

I decided to change my mindset from a business purely designed as one to make money to a business that was going help families.
