No pets (with the exception of medically necessary pets) of any kind are permitted without specific written permission of landlord in the lease document, an addendum to lease, a non-refundable pet fee acceptable to landlord and/or an additional pet deposit or additional security deposit.

After 13 great experiences in 3 units, I had 2 CNA tenants trash a unit in 3 months, left evidence of drug use, smoked in the unit, had an unapproved pet poop and pee on carpets and in the bed, damaged or stole several items and shorted me on the last month's rent.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Your best bet is to seal up & repair everything you can, keep vegetation away from the building, make sure there's no food around (like pet food or bird seed) & that the tenant keeps their place clean & food-free.

But this is what I look for my tenants:1) Gross income 3 times the monthly rent2) No eviction in last 7 years3) No serious criminal record in last 7 years (parking tickets etc are okay)4) I review their credit report to see if they have outstanding utility bills or any other house related bills5) No rent related judgment against them6) Limit of maximum number of people in a unit7) No pets

My painter recently did ceilings, walls, and floors (pet stains, had to be kilzed) in a 16x80 for $900 and I felt like I was overcharged.Roof seems pretty right.As for the door, I just had to replace one myself.
