A post like this from an inexperienced investor wanting to know how to make it in real estate is so common and the response the BP Community to such posts are so predictable in that although we call ourselves a Community, we keep trying to show these novices how to do it alone when we know that real estate investment is a team sport. 

If even a TK specialist can experience management/return issues like that - what are one or two top unobvious things could you recommend for the TK novice look out for?

We all know the 80/20 rule stands very true for agents on producers vs .... let's just call them novices.

I am the dumb partner with bandwidth, so I am out asking novice questions.We purchased a 36 unit property in northern California using a combination of a $4M bridge loan at 7.75% I/O and $2M cash on 12/10/2021.

I am what I would consider a novice investor, as I don't know what 'notes' are or building a network means other than meeting people that help each other reach a goal.
