Not a fan of D.C. multi family right now prices are high with rates very hard to cash flow and unless you are playing in the 1.5mil+ you are in at best borderline neighborhood’s & also competing against a ton of newer apartments in most cases.

Finding a marginal cash-flowing SFR in a decent neighborhood in SD is challenging as well. 

Don't be careful when doing a flip in a single family neighborhood that's near a tailor park.

Trash everywhere is a neighborhood concern and maybe also a trash hauler concern.

All this said, there are neighborhoods "in the city of Lake Geneva" that are not counted as part of the city. 

To be clear, it is totally ok to APPLY for more than one (shopping rates/lenders/brokers) however having multiple loans going at once (if you were doing a loan for your primary and one for a rental at the same time) requires disclosing on the application that you are getting another loan while your current loan is processing.  

I'd also say it's not a problem to work with listing agents directly, as long as you know what you are doing - knowing the value well, having a good idea of the rent and class of neighborhood, etc.
