Take a bit of that money and invest in learning - go to meetups and the many events that take place related to investing in the city - some for free and some paid.

They will make or break the investment.

I am about to graduate college in May 2025, and will be making about $120k (pre tax) in my full time job postgrad (Washington DC area).
