You also need to make sure you are using the correct bank account, getting payments made to the correct LLC, receipts/invoices, etc.

The ones that refuse to pay their last invoice to you...yep they did it to me too.

Obviously it can't cover every possible situation but it will cover most, the other charges are typically covered by an invoice/receipt and proof of payment.Mark 

Then YOU invoice the tenant with a reasonable deadline to reimburse you.

No issues there but I would love to have the maintenance under one roof so I don't have to make so many independent calls and pay invoices instead paying one invoice once a month.

Once an actual determination of prior condition and what "broke" means, if the tenant is responsible, bill them for the repair, providing the report and invoice from the contractor.

In some cases, they may also offer an invoice option, if you don't want to keep a credit card on file.
