They need more oversight.Some are HUD VASH (Veterans, mostly homeless) and Sec 8.   

Yours sounds like it's not the greatest area as the house across the street is boarded up (think crack house/homeless squatters).

I do also understand the reason for the stay at home order but its hard to bleed money and hope there are no homeless people camping out in the home.

Take the 70k and the 18k you have saved up to invest.I know you said you would be homeless, but why not rent?

These places are often the last stop before homelessness and with the huge influx of new transplants to the Vegas area, the prices are being driven up at every price point and the supply of affordable housing is low.

Trying to buy a smaller home less in value basically an inferior home to what you currently have an FHA loan on to date.

The area is not that great and several homeless have become residents of the office.

I would do what is fair and reasonable to avoid court action or to avoid a judges backlash if you retain too much of the deposit or make her homeless.
