Nor do you get to tell the government that you only want to pay $200/mo in property taxes when your assessed rate is $330/mo. 1-3% rent increases are fine once you've stabilized the property but they aren't going to do much if your rents are significantly below market.Remember that in today's market, deals are typically made, not found.
