No offense to anyone but this is one of those issues where the OP should only be taking advice from experienced and local folks.

I've had lengthy discussions with the compliance officer at the DIvision and it is touchy...and despite what is in statute the Division has autonomy outside of statute...we have revised code, and administrative code, and internal rules, and egotistical politicians that need to punish people for no reason...so, if you're doing anything related to real estate with or without a license in this state, you're open to the Divisions authority.I had a former business partner pay Vena Jones Cox $13,000 for her guru wholesale program in Cincinnati and I about pulled my hair out....so, I guess the point is that despite the rhetoric, criminals are still actively teaching classes on how to break the law...it's like paying for a class that teaches you how to speed....it's insanity. 

The "police" in Round Rock go to all sorts of extremes to nab those criminal bandit sign posters ;-) Sting operations are not uncommon from what I have heard.

These people operate under " the best offense is a defense" scenario.

Trust me I am picky so I do a background checks consisting of rental, credit, and criminal.

I will not accept a tenant not an investor with any criminal record.  

If they are an authorized occupant, we have a shortened application form and fee, run a criminal check, meet the person and photograph their license, and have the tenant sign a one page addendum.    

I don't know you or your family so please don't take offense.

I was thinking of giving him a week to rectify the situation and then letting him know I will press criminal charges.
