There's a $5 ebook I've read called Owner Will Carry by Jack Miller which also has a lot of ideas. 

There would also be complimentary tenant storage in the basement.I was looking for ideas such as including cable,Streaming services, concierge etc. basically ways to create an excellent product as well as the ability to charge more than the competition.

I have done most of what you have suggested and am very pleased with the results from joining my local REIA as well making small purchases of E-books and on-line Webinar's.
