BiggerPockets needs a Wiki section where we can create pages like “things you need to furnish a STR with” and “places where STR is legal / illegal” - topics that come up again & again and we all sort of chip in and add to the page until we have a fairly complete list.Ken did a great job of starting to list out everything you need to furnish a rental (super valuable to newbies!)

Also, when looking at colors in the store, always fold anything else on the chip away so that you're looking at only the color you are considering, and hold it up against a white piece of paper, otherwise your eye will pick up the hue of other colors.

Where it used to be that someone went out bought a property and did a lot of the site work on the cheap....site grades were kept and just padded, roads might have been gravel or chip seal, drop a septic or lagoon system in, overhead power poles to feed the pads ect.Today the regulatory hurdles for a new park are the same as any development and the same reason you can't build new 'entry' level 1,000 SF ranchers cheaply.
