The tenant smoked weed, partied and trashed my place, the turn over cost is around $6000.

I know that I delegate this to a third party PM and my whole life would be easier, but for alot of reasons, I can't do that right now.

If it is 30+ days, it is considered a long term lease by the state, and I am therefore required to provide a lease to be signed to protect both parties. 

Some loans "may" be assumable but they will still require the party to prove their ability to repay.  4. 

There is usually title, tax, and insurance for third party fees.

With just the three bedrooms, you can avoid parties but still make some money if you furnish a bit more upscale. 

Some will be sight unseen, some will be third party mediated and those "auctions" always have ghost bidders to get to the reserve so you will see a property come back again and again.What was your goal in going on here?

They are NOT intended to save you money and you are adding more parties into the process of making repairs which is always more hassle.
