Sometimes NN can be okay in warm belt state if only limited to 1 or 2 items and the state has pretty minor weather patterns and fluctuations.Additionally many investors look at some of these states as anti-business friendly so do not want to invest there versus pro-business states.

Now they "mistakenly" took out money twice since the beginning of the year, and refunded back in one case without me calling and another case I had to call, but the concept of them having access to my bank account for withdrawals is just anti-business.How do you guys deal with this?

After the moisture problem is fixed, a mold remediation company can essentially clean the joists to remove the surface mold and then spray with an anti microbial solution to help prevent it from coming back.

This is a different sort of "hardening", but today in a unit I'm renovating I changed the ugly Segal vertical deadbolt to a standard cylindrical deadbolt, but with the addition of a steel plate "anti-kick-in" plate buried under the inside casing with 4" screws into the jamb.
