@ David MillerI’ve been hearing a lot of good things about Red Bank, but I’ve also noticed the more affordable places are slightly west or southwest if the city.

I also keep checking Washington County, there is a lot of expansion southwest of Portland, but not too far from the big freeways.If you ever need a property manager, we also have a property management business, Red Property Management and would love to do a proposal for you when you get your place (even though this was months ago, you may already have something). 

. :-)Are you going to be working with commercial land along the county's Hwy 99 Southwest Urban Growth Area, south of Everett?

Of course the market hasn't grown at the rate of others like DC and the Southwest cities you are hearing about, but it continues to grow for investors which means appreciation benefits over time. 

There 1000 properties in Southwest Jackson MS that will cash flow like crazy...I can pick them up for 5-10k...I haven't bought any of them b/c they are in horrible areas.

In terms of areas I would check out Grey's Ferry, 33rd Street in strawberry Mansion, parts of brewerytown, olde Kensington East Kensington West Kensington, Port Richmond, cobbs Creek, West Philly, Southwest Philly. 

Open up a gas credit card and Southwest airlines credit.
